Project Management International (PMI) named as Owner's Rep and Construction Managers for Greenberg Traurig

Project Management International (PMI) has been named as Owner's Representatives and Construction Managers for Greenberg Traurig's (GT) new offices at Met 2.

PMI was recently selected to provide Owner's Representative and Construction Management services for the build-out of GT's new Miami headquarters at the Met 2 in downtown Miami. GT is one of the top ten largest law firms in the U.S. and the largest law firm in Florida. GT interviewed several construction management firms and selected PMI as best suited to guide their project through both design and construction phases over a twenty month schedule.

The move by GT to the Met marks one of the largest office lease deals in Miami in the last several years and provides the anchor tenant for MDM Development Corporation, the Developer of the Met and Flagler Development, the leasing agents for the project. GT's new offices will consist of five to six consecutive floors of innovative design that is organized by practice area with centralized reception, conference and cafe facilities. The interior space design will host a number of new technologies and design elements suited for a 21st century law firm including Telepresence facilities, wireless capabilities and flexible officing with movable partitions. Perkins+Will, the interior architects for the project have envisioned a concept for GT's offices that will allow light to pass through the exterior offices to brighten most of the interior offices by using frosted glass partitions and transom panels, lighter wall and flooring materials, blonde wood veneers and unique ceiling and lighting treatments, with energy saving devises and material selections that will bring GT's offices a US Green Building Council designation, which will compliment the designation the Met will also receive for constructing a green building.

PMI is pleased to add GT to our extensive list of clients who seek our Construction Management and Owner's Representative advice in order to guide their projects toward quality design and construction results with on-time, on-budget completion.

PMI Leads Quality Control Review for Allure Waikiki

PMI was recently retained by our Chicago based client, Fifield Companies, to facilitate a complete quality control review of the design and construction documents for their new 292 unit Allure Condominium, to be built in the Waikiki area of Honolulu, Hawaii. This Q/C review was conducted with the entire OAC team over two days of intense study of the construction documents, prior to final completion and issuance of C/D's to the General Contractor for construction and guaranteed maximum price (GMP) contract negotiations.

The review process is structured through the use of detailed checklists, large scale drawing overlays and composits of the site plan and all levels and areas of the building to determine interdisciplinary conflicts between systems, missing or erroneous items, design oversights, spatial interferences and other conflicts, that might otherwise give rise to requests for information (RFI's), change orders (CO's) and headaches during construction that might add potential risk for the developer.

Once identified, each item is circled in the drawings, numbered and then logged with the responsible party(s) included for follow-up and resolution. The team also identifed a few informal value engineering items to be considered which resulted in added savings to the client. Another added side-effect of this focussed effort and partnering of the entire OAC team in this process was the increased commitment to quality, enhanced communication and mutual problem solving environment, that will extend into the construction of this luxury project. This will ultimately anure to the benefit of all involved, helping to produce a better quality project, control the budget, and leave fewer items to be resolved and therefore less time and money spent by the entire team during construction.

PMI has previously worked with Fifield Company on their Ocean Marine Yacht Club Condominium, located in Hallandale Beach, Florida and appreciates their continued confidence in our ability to assist them in the development and construction of their projects, wherever they may be.
